Are you in need for an experienced NYS Licensed Home Inspector?

Home Inspections in Southeast Queens

Urban rooftop view at dusk over dense brick buildings and rooftops

Buying a house in Hollis, Cambria Heights or Queens Village? The house looks fine on the tour. That’s the problem. The things that cost you money are behind the walls, under the floors and down in the basement.

Gregory Girardi has worked on homes for over 35 years. He’s a New York State licensed home inspector and a licensed home improvement contractor. He knows how these houses were built, so he knows where they break.

Southeast Queens Homes Have Their Own Problems

Most homes here were built between the 1920s and the 1950s. They’re solid, but age shows up in the same places again and again.

Basement water. Parts of Southeast Queens sit on a high water table, and wet basements are common. We look for water stains, cracks, efflorescence and past patch jobs. We also check moisture levels in the walls.

Old heating systems. Many homes still run on older boilers or furnaces. Some still have an old oil tank in the basement or under the yard. We check what you have, how old it is and what it may need. If we see signs of a tank, we tell you so you can ask the seller.

Aging pipes and wiring. Older plumbing can be galvanized steel or cast iron. Older wiring may be overloaded or out of date. We tell you what we find and what it means for your budget.

Past renovations. Finished basements, added rooms and newer kitchens can hide shortcuts. We look at how the work was done, not just how it looks.

For Buyers, Sellers and Realtors

Buyers: Know what you’re buying before you sign. Use the report to ask for repairs or a lower price.

Sellers: Find problems before the buyer’s inspector does. Fix them on your terms, not in the middle of a deal.

Realtors: Your clients get a clear report they can understand, on time. That helps keep your deals on track.

Questions We Hear From Southeast Queens Buyers

Do you check for basement water problems?

Yes. Basement water is one of the most common issues we find in this area. We look for signs of past and current water and take moisture readings.

Can you tell if a home has an old oil tank?

We look for signs like fill pipes, vent pipes and tank lines in the basement. If we see them, we note it in your report so you can follow up before closing.

How long does an inspection take?

Most homes in the area take 2 to 3 hours. Larger or older homes can take longer.

Can you inspect a home that’s been renovated?

Yes. Gregory’s contracting background helps here. He can spot work that looks finished but wasn’t done right.
